Where can I tour a Tall Pines two-bedroom, active 55+ adult condominium home?

The Tall Pines model home can be visited by appointment at 15 Tall Pines Rd., Hampden, MA 01036, or during open house hours, every Wednesday and Sunday, noon to 2 p.m. For more information, call (413) 250-1970 (directions to Tall Pines).


If I already own a home, how do I determine the value?

This would be a good first step. A reputable Realtor can provide a Comparable Marketing Analysis to evaluate your property and ease the transition to carefree living in a Tall Pines luxury home.


What if I need to obtain a mortgage to purchase a Tall Pines condominium home?

There are many financing options available, some that may require your current property to be sold, some that offer interim lending packages. Check out options such as "bridge financing" and "Home Equity Lines of Credit".


How can I reserve a condominium home so that I have time to either obtain financing or sell my property?

Tall Pines condominiums offers a 90 day reserve option. You simply fill out an offer form for the unit you desire. A $1,000.00 deposit is required at that time. If after 90 days you choose not to proceed, your deposit is refunded.


What do I need to do to make an offer on a Tall Pines condominium home?

Making an offer is as simple as filling out an "offer to purchase" form, either with our representative or the Realtor of your choice. The information will then be used to prepare a "Purchase and Sale Agreement."


What is an "active 55+ adult condominium community"?

Residents of Tall Pines must be 55 years of age or older.


What are the real estate taxes?

Real estate taxes are currently estimated at $4,000 per year.


What are the Condominium Association fees?

The Condominium Association fees are $240 per month. Your fees cover Association costs such as trash removal, snow removal, landscaping, insurance for the exterior of the properties and reserves.


Are pets allowed?

Yes. You are allowed two pets per condominium home. Pets must be leashed once outside of your unit. No pets that are banned by the state or town are allowed.


Are there custom options with a Tall Pines home?

Yes. Countertops, carpets and cabinetry can be customized with your personal touch (custom options page).


Will more condominium homes be built at Tall Pines in the future?

No. There will only be 38 units total in our community.


Are you allowed to enclose the decks?
